The conveniently located parcel of land is within the village of Dyffryn Ardudwy. In total it extends to 5.4 acres with part of the land being offered under a FBT.
Cyfarwyddiadau / Directions. - Mae'r tir wedi ei leoli rhwng Ffordd yr Orsaf a'r Brif Heol yn mhentref Dyffryn Ardudwy.
The land is located between Station Road and The High Street, Dyffryn Ardudwy.

The access to the land is off Station Road.
Daliadaeth / Tenure. - Mae'r tir i'w werthu gyda theitl rhydd-ddaliol gyda Tenantiaeth Busnes Fferm 5 mlynedd. Bydd y Tenantiaeth Busnes Fferm yn cael ei adolygu ar ddiwedd y 5 mlynedd. / The land is to be sold as a package with freehold title plus a 5 year Farm Business Tenancy. The FBT will be reviewed at the end of the 5 year term and will be subject to negotiation at that time.

A right of way exists across parcel B. (The land subject to the FBT)
Cyfamod Cyfyngol – Cymal Gorswm / Restrictive Covenant – Overage Clause - TERMS
1. The land now to be sold is shown edged in red and identified as parcel A, measuring around 4.2 Acres, or thereabouts.
2. The land that is being offered under a FBT is shown edged in green and identified as parcel B, measuring around 1.2 Acres, or thereabouts.
3. The purchaser will be granted a Right of Way across the land subject to the FBT (Parcel B) to provide permanent access to the freehold land (Parcel A).
4. The vendor will retain the ability to divert the route of the Right of Way in future, should they decide to do so.
5. The vendor will reserve a Right of Way over the land shown coloured orange in parcel A, in case they need to re-locate a Badger Sett at a future date.
6. The vendor reserves the right to re-locate the Badger Sett to the approximate area of the land shown hatched in green within parcel A, should the need arise at a future date.
7. The sale will be subject to an overage agreement whereby the purchaser agrees to pay the vendor 50% of the increase in value should planning consent be granted at the site in the future.
8. The land is being sold as grazing land and the use of the land for any other purpose will not be permitted without the vendors' consent.
9. The seller will permit the construction of an agricultural building, not exceeding 45' x 20' (14m x 6m) subject to obtaining statutory approvals.
10. The siting of caravans, sheds or any other buildings and the parking of vehicles and machinery will not be allowed without the vendors' consent.
11. The purchaser will be responsible for erecting / maintaining all walling and fencing to the perimeter of the purchased land.
Ffiniau / Boundaries. - Bydd y prynwr ar ddiwedd y cytundeb Tenantiaeth Busnes Fferm i godi ffens fydd yn ddiogel rhag stoc rhwng y tir rhydd-ddaliol a'r tir yn ddarostyngedig i y FBT.
The purchaser will at the end of the FBT agreement erect a stock proof fence between the freehold land and the land subject to the FBT.
