  • Land to be let by informal tender. Approximately 131. acres of land forming part of Hendy, Tywyn. Tenders to be received by no later than 2.00pm on Thursday 23rd of September 2021. The land is being let in three lots.

Property Description

GENERAL

APPLIES TO ALL LOTS -

Term - The land shall be offered on five consecutive 365 day Grazing and Mowing Licence Agreements which will all be completed prior to 1st October 2021. The term of the first licence will commence on the 1st October 2021.

Licence Fee - The Licence Fees shall be payable in advance in two instalments with 50% being due on 1st October in each year and 50% due on 1st April in each year.

Basic Payment Scheme (BPS) & Glastir - The land is not within a Glastir Environmental Scheme. The Licensors will be claiming the Basic Payment Scheme Payments.

Use of the land - The land may be grazed by sheep and cattle only and is also suitable for cropping. Cattle may graze the land from the 15th April in each licence period and are to be removed from the land by 15th October during each licence period.

Cropping - The majority of the land is suitable for cropping. Where a field is suitable for cropping, it will be stated within the Land Schedules within these letting particulars.

Tenders - Tenders to be received at the Agents’ office – Llys Meirion, Dolgellau, Gwynedd, LL40 1AB in a sealed envelope marked with the lot number and name prior to 2:00 Noon on Thursday 23rd September 2021. Tenders must be completed on the official tender forms which are provided in a separate document.

Licensee’s Obligations - The Licensees must ensure that they follow Cross Compliance rules throughout term.

The Licensees shall not assign part with possession or sublet the holding or let in other stock (without prior written consent).

Licensors’ Obligations - The Licensors will be responsible for supplying 50kg/acre of 20:10:10 fertiliser every spring. The Licensors will also be responsible for maintaining the boundaries to their current condition. The Licensor aims to have the fertiliser spread between the 1st and the 15th April during each licence period.

Grazing and Mowing Licence Agreements - Draft copies of the Grazing and Mowing Licence Agreements will be available at Farmers Marts (R G Jones) Ltd Dolgellau office 5 working days prior to the closing date of the tender. Any queries or questions regarding the contents of the Grazing & Mowing Licence Agreements must be raised with the Agent prior to the closing date of tender and in any event, no later than 12:00 noon on Thursday 23rd September 2021.

Viewing - Viewing can be undertaken by prior appointment only, please contact Rhys Davies or Dafydd Davies at our Dolgellau office to arrange.

Inspection of the property will be undertaken at own risk and neither the land owners or their approved Agents, Farmers Marts (R G Jones) Ltd, will be responsible for any losses or injury.

Administrative Fees - Licensees of Lot 1, 2 and 3 are to pay £150 plus VAT each towards the preparation of the Grazing and Mowing Licence Agreements.

Location, Situation and Access - The property is situated on the outskirts of the seaside town of Tywyn. The area benefits from plenty of beautiful walking, hiking and cycling trails. The Tywyn area is becoming increasingly popular as a base for exploring Snowdonia’s sea side cost.

The market town of Dolgellau is 20 miles or thereabouts from Hendy and provides a range of amenities and facilities including a Livestock Market, Wynnstay Store and a Veterinary Practice. Barmouth is situated under 28 miles to the north of the property and the popular lake-side town of Bala is 32 miles or thereabouts to the North east.

The land is accessed off the main road, and the rest of the land in Lot 1 can be accessed from here.

Directions - From Dolgellau, take the A493 towards the town of Tywyn. Approximately 1 mile before reaching Tywyn, the land of Hendy is along both sides of the main road. Lot 1 is located on the right-hand side of the main road when heading towards Tywyn.

Land - The land extends to 45.61 acres (18.46 hectares) in total which is made up of four different fields and is considered to be good quality pasture land which is suitable for mowing and grazing. The topography consists of flat, even ground which is suitable for cropping.

The boundaries are considered to be in a good state of repair and all parcels of land benefit from a mains water supply. Sub meters will be installed to the different lots.

Dedications - The fields in Lot 1 have previously been used to host a part of the Meirionnydd County show, which visits Tywyn every 5 years. The Meirionnydd County show is scheduled to return to Tywyn during 2025, and therefore the successful Licensee must complete and remove all commitments from the land by the 1st of August, 2025 until the 15th of September, 2025. These commitments may include livestock, silage or hay crops.

Barmouth is situated under 28 miles to the north of the property and the popular lake-side town of Bala is 32 miles or thereabouts to the North east.

The land is accessed off the main road and has a right of way to travel through the land that is offered as part of Lot 2 to reach the land in Lot 3. The right of way is marked on the plan in the colour pink.

Directions - From Dolgellau, take the A493 towards the town of Tywyn. Approximately 1 mile before reaching Tywyn, the land of Hendy is along both sides of the main road. Lot 3 is located on the left-hand side of the main road when heading towards Tywyn. Crossing the ‘Tal y Llyn Railway’ is a must in order to reach Lot 3. For health and safety reasons, the licensee will need to pre-notify the Railway when they propose to use the crossing.

Land - The land extends to 44.01 acres (17.81 hectares) in total which is made up of a good quality grazing field which neighbours 32 acres (12.87 hectares) of ‘Ffridd’ and is considered to be fairly good quality pasture land, which is suitable for grazing only. The topography varies with fairly even ground to steep sides on the majority of the ‘Ffridd’.

The boundaries are considered to be in a good state of repair and all parcels of land benefit from a natural water supply.
